3 Most Important Rooms to Home Stage as a FSBO

Think of it like a company where good impressions attract customers to pay for goods and services. When a buyer arrives at your home and has a positive impression, not only are they more than likely to buy the house, but they might even end up paying a higher  price for it. On the other hand, someone with a negative impression might look elsewhere or even try to negotiate a lower price you do not want.

That being said, one of the best ways to maximize your chances of generating excellent first impressions is home staging.  In fact, it is of no surprise that studies have shown that homes that are staged sell faster and for higher prices.This is because home staging helps buyers envision how a room is used and often times, they can even make a room  look larger.. With that in mind, here are the rooms you should stage to generate positive first impressions.

1. The Kitchen

One of the most important places you must stage is the kitchen. This is because many people spend a lot of time in the kitchen. Not only is it the place where you make meals when entertaining guests, but it is also where the family comes together. 

When staging the kitchen, your #1 task is to clean and declutter as much as possible. It would be best if you could store away all counter appliances  and toss anything that is a personal item.. Instead of having all the blenders and coffee makers on display, opt for a plant or herbs. Alternatively, you can use a fruit bowl. That way, the kitchen feels more open but still has the essentials that showcase it as a kitchen.

Another tip for the kitchen is to remove any additional chairs. For example, if you have 4 bar stools by the counter, remove two. Or if you have 6 chairs around the table, try 4. You’ll be surprised as to how much larger your space will seem without the additional seating. 

2. The Bedroom

The bedroom must reflect an aura of peace and relaxation. A cluttered room does nothing of that sort, and as such, decluttering and tidying are a must to ensure the bedroom is welcoming.

To keep the bedroom tidy and clean, you must ensure that all exposed clothing items are properly hung or stored away. As for the bed itself, ensure that only freshly washed linens, throw pillows, and an extra blanket sits on the bed. Getting them washed helps to maintain a hygenic environment and ensures they look at their best—fluffy and clean. Or even better, when staging the bedroom, replace worn out bedding. For quick and affordable bed linens, look for a “bed in a bag” set. These sets will take the guesswork out of trying to coordinate colors and patterns. Try to stick with warm and neutral colors.

3. The Living Room

One of the most critical rooms in the home you must never forget to stage is the living room. Not only should it look spacious, but it must also have an atmosphere of energy and entertainment. 

To stage the living room, again, the first thingyou should  do is declutter the place. It will be difficult for any buyer to gauge what they can do with it with a ton of personal items  everywhere. After that, ensure that the essentials are still present, such as a coffee table with a few accessories on top like a vase. This keeps the living room feeling like a living room while still giving the buyer a chance to figure out exactly how it will look when they finally move in.

Also, try to decorate with mirrors wherever possible. This is because mirrors help enlarge spaces by reflecting light from windows and lighting. They are an inexpensive way of filling the blank spaces on your walls.


Though it might sound like a lot of work, home staging is vital to the success of your home sale. Remember, first impressions are everything, and only through good first impressions do you stand a chance at selling the home at a respectable price! As such, do home stage the various room we talked about above, but also do not limit yourself to only those rooms. Every other place such as the dining room and even the garage can be home staged to increase the likelihood of good first impressions. Not only will buyers appreciate the hard work in setting up the home stunningly, but you will also appreciate the fact that you get to sell the home quickly and for a reasonable price.
