NEED A REALTOR?
WORK WITH A REALTOR WHO IS ALSO A REAL ESTATE ATTORNEY
Did you know that lawyers are the ONLY professionals who by virtue of their law license are exempt from taking any additional training to become a real estate agent? In fact, the only time when an attorney must get their real estate license is if they want to advertise that they offer this service to clients and when they conduct more than a handful of transactions a year.
Why? You May Ask.
Think of it like this, in order to become an attorney in Maryland, other than needing to have successfully completed a bachelor’s degree at a four-year university, a prospective lawyer must also apply for and be admitted to an accredited law school. Then, they must amass a whopping 90 credits over three to four years, depending on whether or not they also worked full time while going to law school in the evening. Then, the prospective attorney must devote an entire semester (three-months) of just one course to different areas of law that specifically apply to the real estate industry. These include areas such as contracts, real property, construction, probate, trusts, mediation, negotiation, family disputes, and estates. Then, in one of the most grueling and pressurized examinations across our land, a prospective attorney must sit for and pass the bar examination, consisting of twelve hours of testing over two consecutive days.
On the other hand, an agent must only have a high school diploma in order to apply to become an agent. Upon doing so, an individual must only take a 60-hour course (which typically lasts for one month). Upon completion of the course, the individual must sit for and pass the real estate salespersons’ examination. The examination is a mere ninety minutes in length for the state portion. With this relatively short procedure, a real estate agent is born.
